These terms govern your use of RightTenantry as a landlord. By creating an account or continuing to use the service, you agree to them. Last updated 2026-05-23.
1. Who these terms apply to
These terms apply to landlords and letting agents who sign up for a RightTenantry account. Applicants submitting an application through a landlord's shared link are not customers under these terms — their relationship with us is described in the privacy policy.
2. What RightTenantry does
RightTenantry is a ranking and filtering tool that helps a landlord review rental applications. It produces an advisory score and summary for each application. It does not make the letting decision, sign leases, collect rent, manage tenancies, or give legal advice — those remain your responsibility.
3. Your account
You are responsible for your account credentials and for any activity that happens under your account. Notify us promptly if you believe your account has been accessed without your permission.
4. Acceptable use
You agree not to:
- Use the service to discriminate against applicants on any protected ground, or to share AI outputs with third parties for that purpose
- Submit applicant data to the service without a genuine tenant-screening purpose
- Attempt to reverse engineer, scrape, or overload the service
- Misuse the applicant contact details you receive through the service — the privacy policy you agreed to applies to you as a data controller too
5. Fees and payment
Creating an account is free. The first applications you analyse are free up to a per-account lifetime allowance. To analyse unlimited applications for a vacancy, pay the per-vacancy fee shown in Stripe Checkout at the time of purchase. Stripe is the source of truth for pricing; we never store your card details.
5.A Refund policy
Right to cancel within 14 days
Under the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013 and the Consumer Rights Act 2022, you may have a 14-day right to cancel a paid vacancy unlock and request a refund.
When this right ends
AI analysis is a digital service. We start performing the service the moment you pay — your queued applications are analysed within minutes and the AI compute we run for you is non-recoverable. Because performance begins immediately, the 14-day right to cancel no longer applies once payment is taken. You consent to this when you tick the acknowledgment at the unlock step.
How to ask for a refund
Email [email protected] with the vacancy and the reason. Because analysis begins the moment you pay, the 14-day right to cancel ends at payment, so refunds outside service failure (see below) are at our discretion. Where we do refund, we process within five working days.
Stripe processing fees
When we refund you, we refund the full amount you paid. We absorb the Stripe processing fee.
Service failures and goodwill refunds
Statutory rights and refunds for service failure are unaffected by this policy. If RightTenantry malfunctions or you're charged in error, we refund regardless of whether analysis has run.
6. Your content and applicant data
You retain ownership of the property details you enter. When applicants submit through your shared link, their personal data flows through the service to you — you become a data controller once it reaches you, and you must handle it consistently with Irish data protection and equality law. We provide the applicant-facing privacy notice and consent record on your behalf as part of the service.
7. Your responsibilities under Irish law
Using RightTenantry doesn't change your legal obligations as a landlord. You remain responsible for:
- Complying with the Equal Status Acts 2000–2018 — the 10 grounds of discrimination continue to apply to your letting decisions
- Registering the tenancy with the Residential Tenancies Board if you let the property
- Meeting GDPR transparency obligations toward your applicants — our applicant-facing copy satisfies the collection notice, but ongoing handling is yours
- Keeping any records that Revenue or other regulators require of you
8. Our AI outputs — limitations
Scores, summaries, and flags produced by the AI are advisory. They can be wrong, incomplete, or inconsistent with the documents an applicant actually has. You remain the decision maker and must review an application before accepting or rejecting it. Every AI output includes a disclaimer to this effect.
9. Service availability
We aim for best-effort availability but do not offer a service level agreement at this stage. The service may be unavailable for maintenance, upgrades, or reasons outside our control.
10. Liability
To the extent permitted by law, our total liability to you under these terms is limited to the fees you paid us in the 12 months before the event giving rise to the claim. We are not liable for the letting decisions you make or for losses arising from the tenancy you enter into. Nothing in this section limits liability that cannot be limited under Irish law, including liability for death or personal injury caused by our negligence.
11. Termination
Either side can end this agreement at any time. You can delete your account through the dashboard. When you do, we delete your account data immediately, as set out in the privacy policy.
12. Governing law
These terms are governed by the laws of Ireland, and the Irish courts have exclusive jurisdiction over any dispute.
13. Changes to these terms
We may update these terms. If a change materially affects your rights, we'll give you notice — by email or through the dashboard — before it takes effect. Continued use after the change takes effect is agreement to the new version.
